Browdel Maintenance aims to be the "first line of defense" for landlords, property managers and investors alike. Swift repairs are integral in keeping tenants long term and keeping your asset cash-flowing. We are skilled and fully equipped to handle your tenants everyday service request. No matter if you have 1 property, or 100, we grow with you to full-fill your needs. Consider us as an extension of your operations. Your very own 'external maintenance department'.
We understand that emergencies can happen at any time. Which is why we offer 24/7 emergency repair service. From a pipe burst, to a window break, our team is always available to help you when you need it most. Whether its 6pm on a Friday evening, or 3AM on a Sunday. You or your tenants can call us directly and we will dispatch a technician to address the issue.
At Browdel, we pride ourselves on transparency when it comes to pricing. A landlord or property manager should never receive a "mystery bill" after a service visit from one of our technicians. On our pricing page you have full access to our pricing matrix.
We are the affordable option for landlords with smaller portfolios, who may not have a budget for a full time staff.

PRICING MATRIX
Our minimum service fee is $75. Materials will be billed 'at cost' with no additional markups or fees.
***You will never receive an invoice greater than $275 from a service call without prior written approval from you. LABOR ONLY.

Q: Do you provide maintenance services to individual homeowners?
A: No. Currently we do not provide services to homeowners. We only service landlords and property managers who have an existing relationship with us.
Q: Do you service commercial properties?
A: Absolutely. We have done work for commercial property managers in the past, however, we specialize in residential property repairs. Our owner has over a decade of experience working for residential property management companies.

Q: Are you a full service construction company? Can you handle home remodeling?
A: No, we do not provide home remodeling services. Only repairs to existing fixtures and structures. We pride ourselves on being readily available in cases of emergency. Remodeling is too time intensive for a company of our size.

Q: How do I become a client?
A: If you are a landlord, property manager, or other similar real estate professional, you would simply need to fill out our new client intake form and we will reach out for account setup.
Q: Is there a monthly fee associated with your service?
A: No. there are no monthly fees, reoccurring or otherwise. We only invoice for work we complete.

Q: How will I be billed?
A: We invoice immediately after completion of work. Invoices are sent via email to your contact person on file. And all of our invoices are issued on a NET 15 payment schedule.

Q: How is payment processed?
A: We use PayPal to collect payments

Q: How do I submit work orders?
A: Either you or your tenants can submit work request online. A link will be provided after account setup. In cases of emergency we encourage you to call us directly.

Q: Can I allow my tenants to call you directly for maintenance request?
A: Yes. During your initial account setup, you will be asked if you prefer to have tenants call us directly. You can always change this at any time. If you prefer to have tenants request work directly, YOU WILL be billed for all work requested by a tenant and completed by us.

Q: How is work scheduled?
A: After we receive a work request, a work order is generated on our end. One of our technicians will be assigned the work order and they will contact the tenant directly to schedule the work. Your contact person will receive an email once work is scheduled. And once again when all work is completed.
